Description of the risk insured: the insurance covers civil responsibility
for running the business of Travel Agency, organiser and intermediary for
the travel and the stays they have marketed.
Guaranteed cover and cover limits up to a maximum of the total capital,
interest and costs of:

General letting conditions:

1) The minimum rental period is usually of one week, from Saturday to Saturday,
unless otherwise specified in the property description.

No refund will be given if the tenant is unable to take up residence of
the property on the expected day or at the scheduled time owing to travel
problems. The same rule applies to early departure.

The contract is confirmed by payment of the deposit; in the event of failure
to pay within the terms of the above-mentioned deadlines, the rental will be
considered cancelled within 5 days. Where the rental agreement is made
39 days before
the start of the rental period, the entire balance must be
paid to finalise the contract. Failure to pay the balance of the rental
(40 days before arrival)
leads to automatic cancellation of the rental and the loss of the deposit.
Methods of payment and other payment details are in the booking documentation
- or ask us for details. The amounts shown in the price-list, and the reference
exchange rates between the Euro and the respective currencies are calculated on the day the
booking is confirmed. There will be no alterations to the price for currency exchange fluctuations
up to 5%. Any percentage rate changes due to currency rate fluctuations will only be calculated
against the final payment..

In the event of cancellation on the part of the tenant, he/she will be entitled
to reimbursement of the rental fee subject to the deduction of a penalty
(details in your booking documentation before you make your first payment
or on request from our bookings department).

In the event of serious and substantiated unforeseen circumstances,
Ville Esclusive in Italia
reserves the right to substitute the rented property with another of an
equivalent level and quality. In the event of force majeure,
Ville Esclusive in Italia
reserves the right to annul the contract and return the amount paid.

|

All claims must reach our organisation before, and not later than, the
end of the rental period, otherwise the tenant will renounce any rights
to compensation.
|
|

Rental confirmations forwarded to
Ville Esclusive in Italia
are understood to be carried out on behalf of the landlord.
|
|

|
Upon receipt of the rental balance,
Ville Esclusive in Italia
will forward to the tenant information on how to reach the property, and how to
contact the person responsible for the keys.
|
|

|
Although prepared with the utmost care, the descriptions and photographs
of the properties are indicative, and may be subject to alterations
which will be communicated to the tenant at the time of confirmation.
Ville Esclusive in Italia
does not accept responsibility for variations or modifications which
have been made without its knowledge.
|
|

The tenant is obliged to pay the damage deposit indicated in the rental confirmation,
otherwise the owner of the property is entitled to refuse entry. Tenants must also
respect the accommodation capacity referred to in the description of the property.
|
|

|
On arrival the client is obliged to show the keyholder the booking document as well
as a valid passport or identity card for the registration of the tenants as required by law.
|
|

|
Heating: in general heating may be used from November to April as covered by
current italian legislation.
|
|
*
|
External maintenance: The owner reserves the right for himself of for his representative
the right of access for the maintenance of the external areas and of the swimming-pool.
|
|

|
Cleaning: Even in the case where the client must pay the final cleaning costs on the premises,
the client is obliged to remove the rubbish and to leave the property in a decent state,
otherwise there may be further cost deductions above and beyond those already owed.
|
|

|
Swimming-pool and sports facilities: The dates for the use of sports facilities are indicated
in the description of each property, in the case of particularly bad weather conditions
these may be varied for reasons that are not our responsibility.

Complaints: If the client finds that the property does not adhere to the description
shown on the site www.villeinitalia.com
or finds anomalies or malfunctions that

does not know about, the client is obliged to let us know immediately at our offices on

in order to obtain the necessary assistance. The client must also, after having informed
us of the reasons during the rental period, send a registered letter with receipt advice,
within ten working days of the clients return.

essential for carrying out our business, and to be precise:

- a1) stipulation of rental contracts, via the booking procedure; the carrying out
and the correct performance of the various contractual obligations; management
and solution of litigation;
- a2) information about the marketing of our catalogues; the posting of catalogues;
surveys of the degree of satisfaction of the clients of

- b) Use - The granting of the data is necessary for the performance of the contractual
obligations, for the administrative and fiscal obligations covered by law.
- c) Consequences

- Any refusal to give consent for the processing of data with reference to previous point a.1)
will have the consequence that

- As far as point a.2) above is concerned any refusal to allow data processing
for that purpose will not have any adverse effect.
- d) How: Data processing will be carried out with the help of modern computing equipment
used by persons employed to do so. The data will not be passed on or communicated to third
parties except when necessitated by the obligations of the contract or of the law.
- e) Rights: The client may exercise his rights as detailed in the law art. 7 of the law 196/2003,
on request to the person accountable for the data processing, who is the current Managing Director.

In the case of any controversy which may arise, the competent authority shall be the Court of Florence.
|
|
On the basis of the following law: articolo 16 della legge 3 agosto 1998 n. 269,
we are obliged to inform you of the following: Italian law punishes with imprisonment
crimes related to prostitution and child pornography, even if they were committed abroad.
